Developer Unveils Plan For Transformed United Hospital Site In Port Chester

PORT CHESTER, N.Y. -- A Greenwich, Conn., developer detailed plans Tuesday for the 15-acre site that has been idle for a decade after the closure of United Hospital.

The first artists' renderings of a vision to transform the site were released late Tuesday by the Boston Post Road property owner and affiliates of Starwood Capital Group, a global real estate investment firm based in Greenwich.

The renderings reveal a pedestrian-friendly rebirth of part of the village of Port Chester now dominated by traffic to/from Interstates 287 and 95 and local shopping plazas.

Last week, Starwood resubmitted the Draft Environmental Impact Statement (DEIS) to the village for review by the Port Chester Board of Trustees. Once the document is accepted as complete, the village will schedule its first public hearing, which is expected to take place this spring.

The rehabilitation of the United Hospital site includes boutique shops and restaurants, inviting open space, a hotel, residential units and offices.

The mixed-use development, up for village board approval later this year, will complement Port Chester’s vibrant downtown with office space expected to attract jobs in tech, creative, healthcare and other industries; modern apartments designed for young professionals; comfortable residences exclusively for senior citizens; wide sidewalks, streetside trees, outdoor dining and nearly an acre of open space; on-site parking; and traffic improvements along Boston Post Road.

The completed project site includes 90,000-square-feet of street-level shops and restaurants, a 135-room hotel, 217,000-square-feet of office space, 500 units of residential units designed for young professionals and 230 units of age-restricted senior housing.

Starwood Capital purchased the site on the 400 block of Boston Post Road in 2006. In March 2013, Port Chester’s Board of Trustees voted unanimously to adopt zoning changes as part of its comprehensive plan that cleared the way for the site to become a mixed-use development.
