Owners Seek Permit to Demolish New Canaan Mill Site

NEW CANAAN, Conn. – The former warehouse at 47 Jelliff Mill Road in New Canaan may soon come down. Its owners, who want to build townhouses on the site, are seeking a demolition permit.

The 47 Jelliff Mill LLC applied for the permit May 22, said Brian Platz, the town’s chief building official. The New Canaan Historic Review Committee will meet at 2 p.m. Wednesday to discuss the application.

The committee can issue a 90-day delay, Platz said. But if the paperwork is in order, he said he will issue the permit. “There is no statute to prevent the demolition."

Three letters of opposition were received by the building department, Platz said, though he said there’s nothing of historic, architectural or social significance that should keep the building from being razed. Members of the New Canaan Preservation Alliance were successful in having the Connecticut Historic Preservation Council include the properties at 41 and 47 Jelliff Mill Road on the state’s Register of Historic Places.

The 47 Jelliff Mill LLC and Bryan and Cheryl Gardiner, owners of the home at 41 Jelliff Mill Road, plan to build townhouses on the road and designate five of the units as affordable housing under state rules. Many Jelliff Mill neighbors oppose the plan, citing concerns about traffic safety and possible damage to nearby waterways.

The Planning and Zoning Commission is reviewing the application and deciding whether the developers can get three necessary approvals. The Inland Wetlands Commission recently denied the developers a permit, stating they needed a flood plain permit first.
