Home Sales Fall In New Canaan In The 4th Quarter

FAIRFIELD COUNTY, Conn. -- Fourth quarter real estate sales fell in Stamford, Darien and New Canaan, bucking a county trend that saw increased activity in many other towns.

Stamford home sales fell just 1 percent compared to the same quarter in 2014, according to the fourth quarter report from William Pitt Sotheby’s International Realty. Sales fell 7 percent in Darien and 15 percent in New Canaan.

Countywide, however, the trend was far different. Fourth quarter home sales increased 8 percent in the county as a whole, including big gains in Monroe (83 percent), Fairfield (48 percent) and Stratford (43 percent). Like its neighbors in the southern part of the county, Greenwich home sales also fell, down 18 percent from the fourth quarter in 2014.

Median sale price figures were mixed throughout the three communities. In Stamford, the median sale price increased 1 percent in the fourth quarter, but fell 6 percent for the year, to $575,000. The median sale price also fell for the quarter in New Canaan (6 percent) and Darien (5 percent). For the year, Darien’s median sale price climbed 6 percent to $1,527,000 while New Canaan’s MSP fell 7 percent, to $1,563,000.

“Those areas nearest Manhattan, which are highly sensitive to the financial and global markets, experienced a sharp decline in fourth quarter sales,’’ the Pitt report said, “while communities further (sic) removed continued to enjoy vibrant activity.”

For the year, sales increased 10 percent in Fairfield County. Stamford sales increased 15 percent for the year, with 740 homes exchanging hands. Darien saw a 4 percent climb, while New Canaan had 243 home sales -- exactly the same number as in 2014.
