New Canaan's Historic Dana House Sold By Halstead Property

NEW CANAAN, Conn. -- The historic Dana House, a distinguished home in New Canaan, and its 9 surrounding acres have been sold in three separate transactions that will allow two new custom homes to be built.

Halstead property agent Jaime Sneddon, principal of the Sneddon Team at Halstead Property’s New Canaan office, and Jack Horstmeyer, a member of the Sneddon Team, completed the sale.

The agents set out to preserve the mid-century modern home listed for $5.5 million, but ultimately, divided it to result in four separate sales.

The Dana House, an iconic mid-century modern home, was built by Ulrich Franzen in 1964 as a “pavilion house” and has more than 5,500 square feet of space. Its design boasts five bedrooms, 4.5 baths, multiple decks, and acres of privacy.

It was the intention of Sneddon and Horstmeyer to preserve the home, bring in a responsible development group, and enrich the community’s natural surroundings by creating areas for walking trails within the properties that lead to Irwin Park in New Canaan.

The property was partitioned into three area parcels with the mid-century home situated on one of them. Sneddon and Horstmeyer sold the entire bundle to a development company for $5.09 million.

Subsequently, the agents found buyers for the house, which was sold for $2.215 million, while the two other parcels sold at $1.45 million and $1.650 million. The buyers of the land parcels then contracted with the development to build multimillion-dollar custom homes.

"It's about responsible development, the preservation of the Dana House and the enhancement of our town by allowing for walking trails through the properties, connecting the Nature Center to Irwin Park," Sneddon said.

"It's taken the collaboration of many people to see this deal come to fruition. We're thrilled that all the moving parts could be brought together and that there are a number of happy clients and citizens of New Canaan," Horstmeyer said.

Considered one of Fairfield County’s most desirable locations, the Dana House has only had one owner. On the market for the first time ever, the home has retained its original design and has been beautifully maintained.
